In this neighborhood, most homes trade somewhere in the $250,000 to $700,000 range, from single-level condos to larger single-family homes. Where your home lands in that range depends on condition, updates, size, and what similar homes have actually sold for recently.
I research current comparable sales street by street, then we set a price that attracts the right buyers without leaving money on the table. Overpricing costs you time and showings. Underpricing is rarely needed. A fair, data-backed number is the goal.
For preparation, my rule is simple: buyers need to see the space, not your stuff. We declutter, find the right light, and make the small repairs that matter. You do not need a remodel, but you do need a home that shows its best self.
