Whether you are buying your first home, downsizing, or settling an estate, these are the questions families across South Sacramento ask before they call. If yours is not here, just ask.
Where is the community of North Laguna Creek located?
North Laguna Creek sits in South Sacramento. It runs roughly from Calvine Road on the north to Rexleigh Drive and Jacinto Avenue on the south, with Franklin Boulevard on the west and Center Parkway on the east. It is close to both I-5 and Highway 99, which makes getting around the region easy.
Please explain the new compensation agreement.
Since the 2024 practice changes, offers of compensation to a buyer’s broker can no longer be advertised in the MLS. Instead, buyer-agent compensation is negotiated directly between the parties, and buyers sign a written buyer-broker agreement before touring a home. In California that agreement is the Buyer Representation and Broker Compensation Agreement (BRBC), required by state law since January 2025, and California DRE regulations effective January 1, 2026 (Title 10, Sections 2906.1 through 2906.3) require the signed agreement before a buyer is shown any property. A seller may still choose to offer a credit toward the buyer side of the deal as part of the negotiation, but it cannot be advertised on the MLS. These rules remain in effect: the federal settlement behind them won final court approval in November 2024, the U.S. Court of Appeals for the Eighth Circuit affirmed the settlement on August 19, 2026, denied rehearing on September 24, 2026, and issued its mandate on October 2, 2026, formally closing the appeals. California also caps the initial term of a buyer-broker agreement, and any renewal, at three months. The DRE regulation (Title 10, Section 2906.1) defines that cap as 90 calendar days starting the day after the last party signs, unless the agreement itself sets a later effective date, so you are never locked in longer than the state allows. The key is that your agreement is explicit and in writing, and I make sure you understand yours before you sign.
Is North Laguna more affordable than Elk Grove?
Generally, yes, at the typical entry points. North Laguna and North Laguna Creek offer a strong mix of condos, townhomes, and single-family homes that tend to price below comparable homes in Elk Grove, where much of the newer construction and larger lots carry a higher price tag. That said, both communities have real variety, so the honest answer depends on the specific home. I would be glad to pull current comparisons for the areas you are looking at.
I was named executor, administrator, or successor trustee. What now?
First, breathe. Bring me whatever you have, even a copy of the will or trust and the court letters. I help you figure out whether you are looking at a trust sale or a probate sale, what the timeline looks like, and what your responsibilities are as the representative. You do not have to navigate the court process alone.
How does the SRES Senior Real Estate Specialist help the 50+ homeowner?

How much is my North Laguna home worth?
An accurate number starts with a real conversation, not a website estimate. I will look at your home’s features and condition against the most recent sales of comparable North Laguna homes, then walk you through what supports the number. Request a valuation and I will prepare a free, no-obligation estimate for you.
Where I work
I serve South Sacramento and Elk Grove, with particular depth as your North Laguna Real Estate Consultant in North Laguna. I work by appointment only. My office location is 8153 Elk Grove Blvd., #20, in Elk Grove.
What are the costs associated with the selling of my home?
The main costs are the real estate commissions, escrow and title fees, any closing costs you agree to cover in the contract, prorated property taxes, and typically a credit toward the buyer’s costs or repairs that come out of the inspection. The exact total depends on your price and the offer you accept. I will lay out a clear estimate before you ever list.
How do I get started buying my first home?
We start with a conversation about your budget, goals, and timeline. Then we get you pre-approved, narrow your neighborhoods, and start touring with a clear plan. I guide you from first search to final keys, and I explain every step along the way.
What are short sales and pre-foreclosures?
A short sale is when a home is sold for less than what is owed on the mortgage, with the lender agreeing to accept the short payoff. A pre-foreclosure is a home that may be heading toward foreclosure. As an SFR short sale and pre-foreclosure resource specialist, I can help sellers navigate these situations and buyers understand the opportunity and process.
