Village South: Condo Living off Center Parkway & Calvine

By Diane Taylor Updated 4 min read

One of the most active condo communities I get questions about sits right where Center Parkway meets Calvine Road: Village South. It is a lively, convenient pocket of South Sacramento that draws first-time buyers, downsizers, and investors alike.

Location is the headline

Village South sits in a spot that makes everyday life easy. Its position near the intersection of Center Parkway and Calvine Road puts residents close to shopping, dining, and a quick drive to Highway 99 and the rest of Sacramento.

For buyers coming from out of the area, that central access to two big corridors is a real advantage.

Low-maintenance living

Community and condo living means most of the exterior upkeep is handled, which is a big draw for busy first-time buyers and 50-plus homeowners alike. You trade yard work for more time to enjoy life.

It is also part of why these communities tend to stay active, with a steady stream of homes for sale as residents move through different chapters.

What to know before you buy

Condos come with their own set of questions: HOA dues and rules, what the reserve fund looks like, and how the complex is run. I help buyers get clear answers before they commit, not after.

For a sense of today's numbers (re-verified as of November 5, 2026): the 3-bedroom, 2.5-bath townhome at 6726 Calvine Road is still active on the market at $339,900 (MLS #226080155, per Redfin/MetroList; some syndicated sites had shown $349,900), with an HOA fee reported around $618 per month, while a two-bedroom, two-bath condo at 5201 Laguna Oaks Drive (Unit 191) closed at $368,000 in May 2026 and 3-bedroom townhomes at 6880 and 6892 Calvine Road closed at $290,000 (January 2026) and $317,000 (April 2026). The most recent verified Village-area closing is 6762 Calvine Road (3 beds, 3 baths, about 1,412 sq ft) at $229,000 in August 2026, about 2% above its list price. Movoto/MetroList also showed a new listing at 8531 Center Parkway (Unit 7930), a 3-bedroom, 3-bath condo of about 1,411 sq ft at $330,000; that same unit previously closed at $330,000 in May 2024, so confirm its current status before planning a tour. Condo and townhome listings across the wider North Laguna / Elk Grove-line corridor typically run from the mid-$300s to mid-$400s, with smaller two-bedroom units nearby listed lower. Figures move, so I always pull the current comps for the exact unit you are considering.

Because I keep close to the South Sacramento condo market, I can help you compare complexes fairly and spot the differences that matter.
